What can a tenant expect to pay before moving into a property?
Tenants can expect to pay the following before they move into a property:
1) The first months rent in advance of no later than 3 working days prior to the start of the tenancy. Rent will then be due each month for the duration of the tenancy.
2) A security deposit to be held with the Deposit Protection Scheme throughout the tenancy, equal to and not exceeding 5 weeks of the rent.
3) A holding deposit per application, per property equal to 1 weeks rent. Please note: this will not be retained by the firm unless circumstances dictate this in accordance with the tenant fee ban 2019.

Following the government announcement on the 4th January 2021, the country has now entered into lockdown.
Following advice set out by the government, we are in the fortunate position to carry on trading. Our main commitment is to keep everyone safe. Although we are fortunate to keep trading we have strict restrictions in place when it comes to viewing or valuing property which are outlined below:
- All our staff will have PPE and will wear this at all times during our visit
- When attending an appointment you must wear a face covering
- Our staff will open any cupboards or doors ETC
- Only two people can attend viewings
- Children cannot attend viewings
- Please take shoes off unless directed otherwise
- A maximum of 15 minutes per viewing is allowed
- Please do not attend your appointment until your confirmed time
- Please stay in your vehicle until you see our representative outside of the property
- If you need to visit our office this must be done by appointment only
- We offer zoom appointments
- If you are showing symptoms of Covid 19 or generally unwell please do not attend any appointments.
I am sure you can understand the reasons for the restrictions and we fully appreciate your cooperation at this time.
As part of our commitment to follow AML Government Guidelines we will require two forms of ID from both vendor and purchaser. We will also require proof of funds from the purchaser when an offer is submitted.
Following Covid-19 government guidelines could all persons viewing properties please wear face coverings.

How we use your data?
All data is collected and stored electronically on our companies IT system. All data is kept for as long as necessary. Your data will only be used for the principal of what it is intended for. We will comply with and safeguarding your rights under the Data Protection act 1998 at all times
What data is held?
Photographic copies such as passport, driving licence, bank statements, mortgage statements, Council tax statements , utility bills in accordance with the anti-money laundering regulation 2003 and proceeds of crime cat 2002.
Who else is data shared with?
Data is submitted and shared with www.smartsearchsecure.com in accordance with the anti-money laundering regulation 2003 and proceeds of crime cat 2002.
Employees of Locate Estate Agent (Urmston LTD) have been informed of GDPR guidelines.
How long do we keep your data?
Locate Estate Agent (Urmston LTD) Will keep your data for as long as necessary to conduct business with you or as long as you allow us to do so.
Your rights to access your data
You can request to see a copy of your data we hold on you in writing. You can request in writing any inaccuracies regarding your data be corrected in a timely fashion. With your permission and /or where permitted by law, we may also use your data for marketing purposes which may include contacting you by telephone, email or in writing with information offers and news on our services. We will not use your data to send you any unsolicited marketing or spam. We will take reasonable actions to make sure we fully protect your rights in accordance to our obligations and under the GDPR and the privacy and electronic Communications regulations 2003.

LOCATE ESTATE AGENT URMSTON LTD is subject to the Money Laundering Regulations 2017. This means that we are required to obtain and hold identification and proof of address for all customers. Additionally, we will run an AML check in correspondence with https://www.smartsearchsecure.com/
Below is a list of acceptable identity documents. We will need to see all original documents.
Individual identity documents
We require one form of ID from list A and List B
LIST A – IDENTITY DOCUMENT
- Current signed passport
- Valid UK driving licence
- EEA member state identity card
LIST B – PROOF OF ADDRESS
UK/EU/EEA Drivers Licence (if UK Drivers Licence not used as ID)
Must be valid, not expired. Photo only. Full or provisional.
Bank, Building Society or Credit Union Statement
Dated with 3 months. Must include account number and show recent activity.
UK, EU, EEA Mortgage statement
Dated within 12 months. Must show account number.
Utility Bill
Dated within 3 months E.g. Gas, electricity, water. Must show address for service and/or account number..
Telephone Bill
Dated within 3 months E.g. Landline or mobile pay monthly (excluding pay as you go). Must show address for service and/or account number..
Council Tax
Dated within 12 months. Must show address for service and/or account number
Tenancy Agreement
Dated with 12 months. Must state full name and full property address. Issued by letting agent, private landlord or local council.
Benefits Entitlement Letter
Dated within 12 months. Issued by Department of work and pension (DWP)
HMRC Tax Notification
Dated with 6 months.
UK solicitors letter confirming house purchase/land registration
Dated with 3 months. Must state full name of new proprietor and full property address.
Probate
If you are acting as a Representative of an Estate we require the following:
- Grant of Probate (if a will was left)
- Letter of administration (if no will left)
- Individual identity evidence from List A & B for the Personal Representative, either executor or administrator
Limited company
If you are acting as a Representative of a UK Company we will also require the following:
- Certificate of Incorporation
- Articles of Association
- Memorandum of Association
- Latest Annual Return or Confirmation Statement, with details of current company officers
- If offshore, nominee director declaration and a general power of attorney
- Individual identity evidence from List A and B for all individuals or entities with 25% or more of the shares or voting rights in the company
If you are acting as a Representative of an Offshore Company we will also require the following:
- Certificate of Incorporation
- Articles of Association, Memorandum of Association, Latest Annual Return with details of current company officers, Share Certificate(s) showing the Ultimate Beneficial Owner OR
- Certificate of Incumbency
- If the shares are owned by another company, repeat steps above for the holding company
- Nominee director declaration and/or general Power of Attorney (if applicable)
- Individual identity evidence from List A and B for all individuals or entities with 25% or more of the shares or voting rights in the company
Trust
If you are acting as a Representative of a Trust we require the following:
- Trust deed
- List of trustees
- List of beneficiaries
- Individual Identity evidence from List A & B for all individuals with a vest interest in 25% or more of the capital and/or those who exercise control over the Trust
